Your savings can be substantial. You will know the new listing fee prior to working with the agent to sell your property. The rebate when you buy or build is determined once the commission the seller or builder is
paying out is known, which varies.
These days you can pretty much get a rebate on anything, and now you can get a rebate when you buy, build and/or sell real estate! The nice thing is, you don’t do anything different and it doesn’t cost you anything to save money! A true win-win!
These 40 states allow real estate rebates to buyers: Arizona, Arkansas, California, Colorado, Connecticut, Delaware, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Kentucky, Maine, Maryland, Massachusetts, Michigan, Minnesota, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, North Dakota, Ohio, Pennsylvania, Rhode Island, South Carolina, South Dakota, Texas, Utah, Vermont, Virginia, Washington, West Virginia, Wisconsin, and Wyoming. And those same 40, except for New Jersey, allow rebates to sellers. We don’t actually issue any rebates to sellers, we just lower the listing fee, so it’s available in all 50 states! Real Estate commission is 100% negotiable!
*Some programs (especially if using a grant program, etc.) may limit, restrict or direct how we have to do the rebate when you buy or build, but typically, the rebate is a credit to you at the closing, so it lowers the amount of cash you have to bring to closing. A lower listing fee saves you money when you sell, because it lowers your cost to sell, your check will be higher at closing!
Restrictions apply, some builders or programs could ban the rebate completely, which isn’t common, but can happen. If you would like to get a rebate, it’s up to you to work with a lender and program in a state that allows rebates. And/or if you are building new construction, choose a builder that doesn’t ban, restrict or limit rebates.
